    I don’t understand what the difference between ADU vs a new construction, remodeling or an addition. I don’t understand what the difference is to the traditional build.

    Terrible Experience with Abodu – Do Not Trust Their Promises
    I regret ever signing a contract with Abodu. From the very beginning, I was promised that my ADU would be completed within 6-8 months and that the cost would not exceed the initial estimate. They assured me that their site visit was thorough and designed to prevent any surprises during construction. However, after two long years, my home was finally installed–but in the wrong location!
    Abodu has completely** bait-and-switched me**. Their sales practices and advertising are misleading and do not align with the reality after you sign the contract. They make grand promises, but once you’re locked in, it’s a different story.
    This is a very unethical company that takes advantage of people. I would strongly advise anyone considering them to look elsewhere. Don’t fall for their empty promises like I did.

    One cannot put an ADU on top of a septic system field so no all backyards can contain an ADU – and existing capacity is also an issue

    in my county i must have a building permit , I was flabbergasted , i told them I dont BUILD it is a hut already built ! but noooo i needed to ask for a building permit.

    I built my first ADU in Charlotte, NC in 2014 – a two bed one bath attached unit at 730 square feet. Built the second one in 2018, an 800 square foot three bed two bath (yeah it is pretty small.) The two biggest things I’d suggest are 1) KNOW WHO YOU ARE WORKING WITH. It is scary to write a $20,000 check to someone hoping you see materials delivered and people working shortly thereafter. 2) Get a "not to exceed" price from your contractor. Have a final agreed upon price. My guy was OK. He got it done on budget and on time both times. He is very builder grade so one of the AC units has been replaced. I can think of no better return on a $100,000 investment than an ADU. I was fortunate in that I got into this on the bleeding edge. AirBNB was VERY profitable and allowed me to do these things. It is nice to have the security of these rentals now that I own the properties and their respective ADUs.

    I think this is only practical with one family homes with lots of land. Towns that are primarily 2 family homes renting out some level (usually outdated and overpriced) wouldn’t apply.

    I built back in 2014 over a garage deck attached to my home. I called it a game room just to avoid all the unseen hassles that could of arisen. These days it’s a lot easier getting approved for an ADU addition.

    American laws, codes and ordinances are generally oppressive and unnecessarily burdensome and complex which prevent anyone from doing anything. It’s sick.

    I built an adu. A shed with W+D, tub, toilet, sink, etc. To put these things in a shed, you have to reinforce the floor, etc. double the joists, double the plywood, then put down a finish floor (or paint the plywood floor). I put the water heater, in it’s own covered box. electrical box, ceiling fan, etc. in my area, if it’s under 144 sq ft, no permit necessary.

    Is the ADU big enough to be the primary house, then check your lot’s zoning to make sure that it’s allowed. Or, maybe pre-survey off a lot space with appropriate zoning for the new "House".

    Nobody talks about taking a single family property that is exempt from most rent control and eviction laws, now turning it into a multifamily property that isn’t exempt.

    Kristina, I have admired your passion for affordable housing. Tiny homes are so intriguing. I lived in a travel trailer in a mobile home park. Today in my area, RV parks are exploding in popularity and have waiting lists. As wonderful as tiny homes and park models are, I can’t afford to spend $100,000 to $250,000 on them….especially on rented lots…which can go up like crazy like regular mobile home lot rents have done. I don’t want to spend more than 7k to 15k for an RV or singlewide in a park. I figure if I stay 4 to 5 years I would easily be able to walk away with nothing if I add the cost of the home and lot rent. My last home was 27k cost in full and I sold it to someone who paid to relocate it…and I got every penny invested back. Lot rent for 4 years was around 15 to 16k, 4k a year….350 a month. A 2 bedroom apartment would have cost 50k to 60k. So, I could have GIVEN it away and still saved 7k to 17k. As it was I saved 35k to 45k. I don’t want to spend 135k and lose a lot of money by putting a tiny home or park model or a new singlewide in a community that goes expensive on lot rent. ROC USA refused to do both parks I lived in….they said they didn’t fit their requirements…..without knowing anything about them. They were hard to communicate with…no phone calls…all via email. I was very disappointed. I am DISGUSTED that our politicians have elected to give private equity firms aggressive finance rates….way better terms than it allows park tenants to get. My understanding is ROC USA does a two stage investment. They basically do it on training wheels at a higher rate for a few years, then let the park seek private funding hopefully at a similar or lower rate for the remaining term. In any case a board must be fully functional, a proof of finance management and accountability, with reserves for current and future infrastructure, taxes, insurance and any other items be current. I believe they also want to take a vote to see if the people are happy with the current status as an HOA is desired or if they want to sell to an investment group and let THEM handle it all and then pay always increasing lot rent. That does happen. Maybe you brought it up or I saw it somewhere else. It can be great. I just wish ROC USA was more communicative and let you speak with someone.

    6th lie if you live in California or Canada, the key for cash new trend will Darin your pockets and health. Many tenets staying for years without paying and city now allowing landlord to evict them 😢 or what is worst you would need to pay them 1,000s to leave.
